Bathrooms in Period and Listed Homes: Practical Checks Before You Start
General practical guidance on bathroom drainage, older floors, ventilation and consent checks in period and listed homes in Kensington and West London.
Start with the soil stack
The existing stack and the fall available to it can limit how far a WC or shower waste can sensibly move. A drawing can show the desired position, but the drainage route still has to work inside the actual building.
Older floors change the options
Joist direction, joist depth, previous alterations and floor build-up affect how pipework can be routed and how a tiled or level-access floor is prepared. Unknown conditions may only become visible after careful opening-up.
Ventilation may create an external question
A bathroom needs an appropriate ventilation strategy, but a new external grille, duct or terminal can change the outside of the building. Check the specific proposal with the relevant council before making an external alteration to a listed building or a property where planning controls apply.
Listed buildings and conservation areas are not the same thing
RBKC states that listed building consent is required for alterations that affect the fabric of a listed building. The Council's listed-building planning notices also state that installing recessed ceiling lights and speakers will usually require listed building consent and should be approved before installation. Hammersmith & Fulham explains that conservation areas are designated heritage assets and that Article 4 directions can remove permitted-development rights for specified works. The permission position depends on the property and the proposed alteration, so it should be checked rather than assumed.

Questions before the design is signed off
- Is the property listed, in a conservation area or covered by an Article 4 direction?
- Will the proposal alter anything visible externally, including ventilation?
- Where is the soil stack and what does the existing floor construction allow?
- What opening-up may be needed before drainage or floor levels can be confirmed?
- Does a lease, freeholder or managing agent impose a separate approval process?
